How to get a Czech Real Estate Cadastre extract

The Czech Real Estate Cadastre ("Katastr nemovitostí České republiky") is a public registry in the Czech Republic (also known as Czech Land Register). This means that anyone, including foreigners, can request information or extracts without needing to be a resident.

At the moment, there are two ways to get a Czech cadastral extract: online via the official authority website or in-person, with official certification.

Getting a cadastral extract online

The Czech Real Estate Cadastre has an official website where you can search for property information and owners:

We should warn you – the website is quite difficult to use. First, it is only available in Czech, though this is the lesser issue as automatic browser translation tools may help you. The second, bigger problem is that the website has very specialized interfaces that are not always easy to navigate.

The most useful sections on the homepage are:

  • "Vyhledání parcely" (land parcel search) for land plots;
  • "Vyhledání stavby" (building search) for structures and buildings;
  • "Vyhledání jednotky" (apartment search) typically for apartments or spaces within buildings.

After selecting a section, additional details will be required. For land parcels, you will need to enter the district name or code ("Název/kód obce"). For buildings or apartments, you will use the address field ("Adresa"). All information must be entered in the Czech language. The more details you provide – such as city, district, street, and house number – the better your results will be. The system offers suggestions/helps as you type.

Getting online extracts from the Czech Real Estate Cadastre presents several difficulties:

  • The interfaces are not particularly user-friendly – this is just how this registry system works.
  • For ordinary users, the amount of information available online is quite limited. While you can find basic property details and ownership information, many specific details are not accessible. More detailed property descriptions are only available through physical, paper-based extracts or via special access privileges given to state notaries and certain government officials.
  • Information obtained through such online property records from the Czech Real Estate Cadastre is purely informative. It is unlikely that these online extracts will be accepted for official or judicial proceedings. For such formal purposes, you would still need to obtain a physical, officially certified extract from Land Register.

Getting certified paper extracts from Czech Real Estate Cadastre

For any official purposes (such as court proceedings), you will likely need a certified extract from the Czech Read Estate Cadastre. These can be obtained at multiple locations within the Czech Republic, including:

  • Directly at Czech Real Estate Cadastre offices ("Český úřad zeměměřický a katastrální") – available in every administrative region, including Prague and all regional capitals of the country;
  • Through any notary of the Czech Republic;
  • At CzechPoint branches (district administration offices and post offices). Remember that such extracts are not valid internationally and cannot be apostilled.

Outside of the Czech Republic – in theory – Czech embassies and consulates should provide cadastral extracts. However, we have never encountered anyone actually obtaining one this way. Check directly with your nearest one embassy or consulates for more information.

To request a cadastral extract, you will need to provide as many details as possible about the property. The exact requirements vary by property type, but generally, prepare the following:

  • Property type (land plot, apartment, house, building, etc.)
  • City or town where the property is located
  • Full address including house number
  • Unit number (e.g., apartment number)
  • Ownership deed number ("List vlastnictví") – this is a unique document ID that contains all official property records, including ownership history. The deed number always starts with "LV" typically followed by four numbers, e.g., “LV-1234”.

With this information, you will need to visit the relevant government office. A clerk will use these details to locate the property in the system and issue the document.

If you obtain the cadastral extract directly from Real Estate Cadastre offices or through a notary, the document can subsequently be certified with an apostille. Notarized cadastral extracts can be certified much faster, within one day. Extracts issued directly from the Cadastre take longer to certify, usually about a week.

Frequently asked questions about Czech Real Estate Cadastre


Is it possible to find property in the Czech Republic by owner’s name or company name?

Yes, it is possible to search for property that belongs to a specific individual or legal entity across the Czech Republic. However, this type of search can only be conducted directly at the offices of the Czech Real Estate Cadastre (Land Register). Their offices have the technical capability to perform a nationwide search for properties owned by a particular person or company across the Czech Republic.

The Real Estate Cadastre offices are located in major and middle-sized cities of the country. For example, in Prague, their office is located at Pod sídlištěm 1800/9, Prague 8. For other cities in the Czech Republic, you can find the addresses of all Cadastre offices on their official website.

To submit a request for property search, you will need:

  • The person's full name and date of birth. You will need to know the full name of the person as written in their international passport using Latin characters. In practice, complications may arise if the name's spelling in the passport has changed since the property was purchased.
  • The company's legal name and registration number when searching for properties owned by a legal entity. There may be difficulties if the company's original name uses non-Latin characters (for example, Russian companies with Cyrillic names, as their original Cyrillic names might have been improperly transliterated into Latin characters).

Additionally, when making a request at the Land Register office, you must present a personal identification document. This is because the search requires filing an official application, and the identity of the person submitting the request must be verified (note that any third party can conduct this search).

In theory, Czech notaries (CzechPoint) should have the same property search capabilities as the Cadastre offices. However, in practice, most notaries either don't know how to perform such searches or have more limited access compared to official Land Register offices. Typically, notaries require additional information beyond just a name or company title – they usually demand knowledge of the specific cadastral district where the property might be located. Czech cadastral districts correspond to city neighborhoods or individual cities (as of 2025, there are 13,076 cadastral districts in the Czech Republic).

Generally, having more specific information about the property you are looking for (property type, location, street name or exact address) will always make the search easier.
